Summary/Abstract: Residential community is a substantial element of the estate market. Law regulations request, that communities are managed either by chosen members of the community or the professional firms especially rented for this task. This choice is strictly bound to the expectations of the communities members regarding costs, that they will have to bear. The common belief is, that costs of community management, are lower in case of self managing by their own members than using outsourcing. The goal of the article is to verify this thesis using data collected in the residential communities in Zachodniopomorskie voivodship in years 2002-2009. For this task, using the data collected, the dynamics equations of the chosen cost categories were estimated. The analysis performed in the article lead not only to the conclusion that belief mentioned above is misguided, but also it showed that outsourced community management brings more benefits to the residents. It can be seen at most in the analysis of the cost variation tendencies in longer periods of time
