Summary/Abstract: This report analyzes strategic leadership as a key factor for the competitiveness of real estate agencies in a dynamic and lightly regulated market environment. In intermediary organizations, sustainable competitive advantage is formed through strategic management decisions made by senior management, rather than through pricing or market positions. The specifics of the Bulgarian real estate market, including high fragmentation and information asymmetry, reinforce the importance of strategic leadership. Through conceptual analysis, key management mechanisms for transforming market uncertainty into competitive advantage have been identified. The emphasis is on service standardization, risk management, pricing logic, and trust as a strategic asset.
