Summary/Abstract: The article is dealing with the design of optimal method for the analysis of the investment project of tourism firm and with the calculation of efficiency plans by substitution under conditions of uncertainty and risk. It recommends a method of investment income and expenses determination and on their basis anticipated profit or loss of investment. For the calculation of cash flow it recommends indirect method and suggests which of the selected indicators of dynamic methods should be used to evaluate the effectiveness of the investment project. It appoints possible factors of uncertainty and risk, and then suggests a procedure for analysis of the impact of individual factors on profit or loss and selected indicators of effectiveness.
