Summary/Abstract: The residential mortgage loans are one of the core business of the commercial banks. Like any single credit, these mortgage loans pose risks to the banks. The global financial and economic crisis and the still unstable economic environment today have deteriorated the quality of the bank portfolios. As a result the borrowers have experienced serious financial difficulties. It should be noted that the situation in Bulgaria is not an exception. Consumers within European Union “… hold significant levels of debt, much of which is concentrated in credits related to residential immovable property.”
