Summary/Abstract: When The Punic Wars finished number of inhabitants in Rome significantly increased. However, the increased number of inhabitants made problem for accommodation. The city area was bounded, and because of unequal distribution of the wealth, the comfort of private house was the privilege only to a small number of people. The solution for the lack of living space was building high buildings (insulas), as well as renting them. Building of insula and renting the whole building or just flats in it (cenacula) became a very profitable business. For that reason, locatio conductio rei gets important role in the city surrounding. Whether this contract kept its main characteristics, or it was modified in some amount, in order to please the newly relations, was the question. Anyhow, the number of the citizens of Rome contributed to the importance and larger usage of this contract, which was of great importance and gave a new dimension of it.
