Summary/Abstract: The aim of the work is to present the conditions of spatial diversity of maintenance costs in multi-family dwelling stock by type of building ownership and voivodships. The hypothesis has been verified that the total maintenance costs of multi-family dwelling stock have a stronger correlation with the operating costs of buildings and dwellings than the costs of provided services. A correlation between the maintenance costs of the multi-family dwelling stocks and the costs of central heating and hot water has not been found. The reasons of correlation absence have been explained and a typology of actions to reduce the costs of central heating and hot water has been developed. The chaotic competition in the local markets of thermal energy and the relatively low energy standards of buildings are a confirmation of the new institutional economics theory.
