Summary/Abstract: The article entitled Legal determinants of the acquisition of real estate by foreigners: mechanisms for the protection of interests and analysis of regulations is devoted to the analysis of the legal security of real estate transactions by foreigners. Its main objective is to examine the legal regulations related to this process and to identify mechanisms for the protection of purchasers’ interests. The subject of the analysis is a set of legal norms, both national and international, which define the conditions for the acquisition of real estate by foreigners. The paper looks in particular at the administrative requirements, such as the obligation to obtain a permit from the minister responsible for internal affairs, and their impact on the legal security of the transaction. The research hypothesis of the paper is that compliance with the law and effective protection of legal interests of foreigners are crucial to ensure the stability and legality of real estate purchase processes. The paper discusses the differences in the treatment of foreigners depending on their country of origin and analyses the impact of international agreements and EU regulations on the real estate acquisition process. It also highlights the importance of notarial contracts as a key tool for protecting the rights of purchasers and the need for thorough verification of the legal status of real estate. The important role of notaries and lawyers in ensuring that transactions comply with the law is pointed out. The final section outlines the exceptions to the authorisation requirement and the potential legal consequences of breaching the regulations. The whole highlights the complexity of the process and the importance of compliance with the law as a prerequisite for ensuring legal security of real estate investments by foreigners.
