Assessment of the Impact of Factors on the Price of Newly Built Flats in Vilnius

Summary/Abstract: This article analyzes real estate, which is defined as a significant engine of the country’s economy. From a theoretical point of view, the scientific research examining the influence of various factors on real estate prices are discussed. After analyzing these factors, an econometric study (using the least squares method) to assess the impact of the analyzed factors on the prices of newly built flats in Vilnius is conducted. It was found that the location of the flat in the district, the nature of the flat finishing completeness, the floor position in the building and the area have the greatest impact on the price of a newly built flat.
