Summary/Abstract: The aim of this research is to analyze the factors determining the house prices in the TR71 region which includes Aksaray, Kırşehir, Kırıkkale, Nevşehir and Niğde provinces, by the least squares method for 2021 January period. The hedonic price model established to examine the determinants of housing prices is built on a semi-logarithmic form. According to findings, house size, room number, floor number of the house, floor number of the building and bathroom number have an increasing effect on the house prices. In addition, the age of the house and the sale of the house by the real estate agent instead of the owner has a decreasing effect on the house prices. The spatial characteristics of the house as well as the physical characteristics are also effective on the price of the house is detected in the findings. Moreover, findings show the fact that the house is located in Aksaray, Kırşehir and Nevşehir instead of Niğde have a positive effect on house prices. Also findings reveal that spatial factors have more pronounced effects on the house prices than the physical characteristics of the house. A significant effect of the combi boiler, heater, stove and floor heating system on house prices is not detected in the findings. Finally, the findings indicate that the fact that the house is located within site does not have a significant effect on house prices.
