Summary/Abstract: Recognizing trends and dynamic of changes of use and land cover and the current demographic situation are elementary conditions for rational planning directions for its future development. These changes, largely determined by demographic factors (migration, population etc.) are also the result of spatial planning policy executed by settlements in planning documents or administrative decisions. It is appropriate to take into account not only the direction of changes that have taken place in the area in recent years but also the demographic trends, when drawing up planning documents: obligatory Study of Conditions and Directions of Spatial Management (SUiKZP) and facultative Local Spatial Management Plan (MPZP). A valuable source of information for studies on land cover and land use, and then changes occurring in them are aerial and satellite images, which were used in this paper. The aim of the study was to analyze and interpret changes in land cover of three rural communities in the context of socio – economic transformations and assess how local planning policies , recorded in the MPZP and SUiKZP , reflect the current and future spatial – demographic situation.
