Summary/Abstract: The problem of occurrence of unfavorable changes of the natural environment is an important factor influencing investment decisions. Analysis of their impact on investment decisions in residential property primarily requires identification of the external effect and its quantification. This article presents the impact of unfavorable changes on living in urban areas. Every business entity is obligate to care for ecological purity on inhabited areas. This article presents also the issue of the possibility of optimizing the negative external effect in the economic aspect and presented selected tools allows quantify the external effect.
