The Impact of Evironmental Conditions on Real Estate Management In Spa Towns Based on an Example of Town of Kołobrzeg

Summary/Abstract: The purpose of this article is to identify environmental determinants of real estatemanagement in spa towns. The town of Kołobrzeg – which is one of the 45 spa towns inPoland – was chosen as the basis for the following analysis. The theoretical part of this articlediscusses the subject of environmental protection and its impact on the management of realestate in a spa town. Following that the author provides an analysis of long term strategicgoals related to real estate management as well as environmental and natural assets protectionand development programs. The same theoretical part also delineates various aspectsof urban planning, local development procedures and real estate management policies enforcedin the town of Kołobrzeg. The empirical part focuses mostly on issues relevant to theenvironmental, economic and legal prerequisites of real estate management within the areasgoverned by natural and environmental protection regulations. A study was conducted onthe subject of environmental determinants of real estate management in Kołobrzeg, with theenvironmentally valuable sites chosen as the main focus of the analysis due to their majorimpact on the development of tourism and advancement of health resort town. The study paidparticular attention to the areas and landmarks governed by law and outlined restrictionsregulating real estate management.
