Summary/Abstract: The aim of the article is to identify the main characteristics and problems of housing development in the greater post-socialist city. The Poznań Agglomeration (Poznań and 17 communes of the Poznań), the earliest of the metropolitan areas in Poland (with the exception of Lodz), began the process of depopulation of the city center, accompanied by a dramatic increase in the number of inhabitants in neighboring municipalities. The main reason is migration of residents to Poznań suburban area, which intensified especially after 2004. The paper presents estimates of the development of urban residential areas on the basis of local planning studies. It has been shown a significant overestimation of the absorbency of land for housing in relation to demographic forecast.
