Summary/Abstract: Economic growth has made real property an attractive investment option, which has resulted in the increased number of individual and institutional investors on the market. The article in a direct manner describes the specific character of investments on the real property market and shows their advantages and disadvantages as well the problems associated with the investment process itself. The primary purpose of the article, however, is to present findings of the estimation of the hedonic price models and flat price indices on the basis of information about transactions concluded on the real property market in Szczecin. The study was based on data coming from the secondary market in the period of 2012–2014. The obtained results are a part of a larger project and their quality is a consequence of the poor quality of input data. Hence the conclusion that it is necessary to create improved databases about the Polish real property market.
