Summary/Abstract: The aim of this study was to isolate the factors affecting the value of the property on the example of building Dopiewo having environmental values and socio-economic. The study analyzes the material from the years 2009–2013 in purchases – sales (685 transactions), which are obtained from the District Centre of Geodesy and Cartography Documentation in Poznan. Results were analyzed using the multiple regression method. Based on an analysis of isolated factors that have the greatest impact on the value of building land in the municipality of Dopiewo. It has been shown that these factors were: the distance from the forest, the distance from the water and the distance from the borders of the city of Poznan.
