Summary/Abstract: Over the last decade one can observe in Poland the process in which part of the population living in large urban centers decides to change the place of residence and move to areas located in a short distance from the city. This process is widely referred as suburbanization, which can be understood as a process of moving the functional forms of the city outside the central city. One of the main factors associated with suburbanization is lower price of land comparing to core city. The paper presents cost-effectiveness analysis of purchase of property outside the city compared to land in the city center, taking into account additional costs (e.g. commuting expenses or the purchase of another vehicle). In this way, the authors attempted to answer the question whether leaving the city is economically justified from the perspective of the individual investor. The test area includes the Szczecin conurbation data regarding properties’ prices come from 2008 and 2014.
