Summary/Abstract: The process of estimating the market value of a property in the comparative approach results in selection of similar objects. The definition of similarity is not precise according to real estate valuation law. Despite some guidance contained in the Act on real estate management, for example destiny in the local zoning plan, it is not decided which variables are to distinguish similar real estates. The aim of the study is to identify the variables that discriminate a group of similar estates, described by many variables. In effect, they set the variables that best recognize estate group, depending on the type of property and the set of variables that describe them.
