Analysis of the real estate market of the poviat Wroclaw on the background of studies of conditions and directions of spatial development of municipalities

Summary/Abstract: The uncontrolled process of desurbanization has been provoked by existing legal conditions and past practice of preparing planning studies in metropolitan areas. The negative consequences of these decisions concern mainly and principally rural areas of 9 municipalities of Wroclaw. The studies of urban planning and directions of land use planning allow currently for development; which frequently exceeds the demand and rational needs. The article identifies the cause of legal and planning oversupply of land for development. It indicates the volatility of prices of undeveloped land depending on the destinationarea; the negative consequences of the current zoning; and potential directions of the legally defined corrective actions and improved processes for estimating property values. In the last part the article discusses the conclusions and proposals for changes of the existing situation.
