Summary/Abstract: The article observes the present status of the privatization process by applying the sector approach in housing, land, the objects and possibilities for „quiet” and „illegal” privatization, small-scale privatization, restitution of properry and the preparatory activities for privatization as transformation of state enterprises into commercial companies and management contracts. The main conclusions reached by the analysis reveal the unwillingness for carrying out the privatization, till there are legal or illegal ways the state ownership to be used for extracting profits by private hands; privatization is still not a priority in the frame of the economic reform, which leads to uncertainty and vulnerability of the achieved fragile financial stabilization; it is a necessity large-scale lization schemes to be developed and adopted according to the relatively slow rate of the process in near future.
