Summary/Abstract: What condition the necessity of new ideas and further development of already implemented projects? The prevailing role of the entirely closed trade centres is gradually subsiding. More sustainable architecture, less dependency on street traffic, adding new functions: these are just part of the innovations. The trend towards opening of trade buildings to remodel them into parks and residential areas. The mall is no longer a building but city environment. The Winter Park Mall, part of Winter Park Village, Florida, US. Possible topical visions. Devising of new ideas or a return to the original form? Can we on the grounds of already made analyses and acquired experience prognosticate the future topical trends in the field? The question here is not in whether they will exist further but in the form in which they will be promoted to society. The trade centre of the future, whether it will be open, closed, small or big, themed or general, will be designed so that to resemble a whole community, rather than being only a shopping place. Visually, the trade centre of the future might not look like an old-fashioned main street, but it will definitely function as such. Building a community. An area has to be developed for events uniting people and attracting them to the malls. The design is once again inspired by city quarters that could easily be reformed and reconstructed. Convertible means an area developed for shopping to be easily remodelled for another use, flexibility, which ensures much longer life and values of a complex. Open-air areas, pedestrian precincts, a big mix of goods and services, well, this is what marketplaces have been for millennia now, isn’t it? A multifunctional open trade centre is a leading concept among experts nowadays.
