Summary/Abstract: This study assessed the factors affecting residents’ satisfaction in the Gia Lam Urban Area (Vinhomes Ocean Park), Hanoi city, a typical satellite urban model in Vietnam’s rapid urbanization. Data from 175 households were analyzed using EFA, multiple regression, and Importance-Performance Matrix (IPMA). Five groups of factors were identified: location (VT), technical infrastructure (HTKT), social infrastructure (HTXH), design-operation (TKVH), and environment-utilities (MTTB), which together explained 69.6% of the variation in satisfaction levels. The results showed that HTKT is highly important but has low performance and needs to be prioritized for improvement; XHXH and TKVH have high performance and need to be maintained stably; MTTB has outstanding performance; while VT is highly rated in terms of performance but has a relatively low level of importance. These findings expanded the theoretical framework of resident satisfaction in the context of urban transformation and provided practical guidance for sustainable urban planning, investment, and governance. The study recommended future longitudinal surveys to track changes in satisfaction levels over time.
