Summary/Abstract: The intensive development of digital technologies and the emergence of complex virtual environments, including metaverses and decentralized digital platforms, have given rise to a new category of property known as virtual real estate. These digital entities, encompassing virtual plots, spaces, and assets within online platforms, increasingly serve as the basis for economic transactions, investments, and commercial activities. Given their functional analogy with tangible real estate, questions arise regarding their legal nature and the potential recognition of proprietary rights. Although virtual real estate lacks physical substance and its continuity depends on technical structure and platform rules, it nonetheless allows users to exercise effective control, manage, and economically exploit these assets within the digital environment. This paper aims to delineate the key characteristics of virtual real estate, analyze its legal nature in relation to classical real property, and examine the possibilities for legal disposition over such digital assets.
