Summary/Abstract: This article aims to identify the factors that had the most significant impact on land prices in the Grodno Gubernya between 1865 and 1915. Two types of property were analysed, that is, the so-called "instruction estates" and "non-instruction estates" - landed property belonging to the state sold out under the "Instruction" of 1865 or otherwise. The source material for this study consists of files from the Senior Notary of the District Court in Grodno, which are housed in the State Archives in Białystok. The analysis revealed that the road network had a significant impact on the highest prices of endowed estates and undeveloped agricultural land. Additionally, residential plots generally commanded higher prices than agrarian land and developed properties, with the most expensive residential plots situated near the urban areas of Białystok.
