Summary/Abstract: The paper presents a study of the factors that influence the price dynamics of the Bulgarian housing market. The Bulgarian housing market has experienced significant fluctuations in property prices over the past decade. This research aims to examine and analyze the multiple factors influencing price dynamics in the Bulgarian housing market, which include a combination of economic, demographic, social and political factors, and to provide valuable information for home owners, investors, municipalities, the state and other interested parties who are interested in the Bulgarian real estate market and the processes that accompany it. Prices in the Bulgarian housing market are stable in the current business cycle, despite the reduced purchasing power of buyers and the slowdown of the economy as a result of rising interest rates on loans and the series of crises.
