Impact Of The Covid-19 Pandemic On Real Estate Prices ‒ Global Evidence And National Specifics

Summary/Abstract: Real estate is a major element of wealth. Whether we are talking about households, businesses or government, real estate is an expression of the ability to save and invest. There is a direct connection between real estate and banking through the tools of mortgage lending and resp. mortgage bonds. It is the banking system's ability to provide long-term credit to real estate investors that is seen as an important indicator of the economic cycle. The COVID-19 pandemic has sharply changed the situation in the sector both globally and nationally for Bulgaria and by regions. The object of research is real estate prices, and the subject is the impact of the COVID-19 pandemic on their price levels at the global, national and regional scale. The purpose of the study is to determine the degree of correction in the index of residential properties in conditions of the COVID-19 pandemic. The working hypothesis in the article is related to the claim that the COVID-19 pandemic accelerated the increase in the index of residential properties, to which in 2022 the effects of the subsequent crises - energy prices, inflation and the war in Ukraine - accelerated. The study is structured in four main parts. Part one presents real estate as an element of wealth. Part two focuses on data and methodology. The third part presents an analysis of the dynamics of the index of residential properties in Bulgaria. The fourth part is a regional analysis of the dynamics of residential property prices based on the example of the regional center of Sliven. In the last part, conclusions are presented and directions for future research are given.
