DETERMINATION OF FACTORS AFFECTING THE VALUATION OF COMMERCIAL REAL ESTATE

Summary/Abstract: In this study, an analysis was conducted using statistical methods to determine the factors that effect the valuation of commercial real estate in Turkey. Throughout the world primarily in the analysis process and determined the literature published in Turkey factors effecting the valuation of commercial real estate and comprehensively examined 22 factors according to the conditions in Turkey were used for statistical analysis. In the thesis, as of the third quarter of 2019, the member of the Turkey Appraisers Association of Real Estate who has Appraisal Licensing of Capital Markets Board has arranged a survey work for 8849 appraiser. It was asked to score between 0-100 of the 22 factors determined in the survey and the effect levels of the factors were determined. In order to reach valid, reliable and scientific results of the questionnaire, Power Analysis was conducted and the number of samples was determined. As a result of the Power Analysis, it was found that 95% of the 8.849 people should be interviewed with a total of 368 people according to the % 5 acceptable error margin. When the survey was completed, it was seen that 231 real estate appraisers participated in the survey and the results of the analysis were made according to the answers given by the appraisers who participated in the survey. According to the survey results, 95% confidence interval and 10% acceptable error margin were recalculated and 231 questionnaires were accepted to be reliable and accurate. Accordingly, reliability and freidman tests were conducted to analyze the factors affecting the value of commercial real estate and 17 factors were determined to be the factors that affect the value of commercial real estate and their importance levels were revealed.
