Summary/Abstract: This study deals with the factors affecting the housing supply and demand between the 2015:01-2020:12 periods in Türkiye using the ARDL bounds test method. The results found a positive and significant longterm relationship between housing prices, the construction confidence index, the exchange rate, and housing demand. In contrast, a significant negative relationship was found between the housing interest rate and the hedonic price index and housing demand in the long term. According to the findings, it is seen that the demand for housing has slowed down between 2020:01 - 2020:12 due to the Covid-19 pandemic, which is effective all over the world. A negative and significant long-term relationship was found between construction material price, labour wages, housing interest rate, and housing supply. A positive and significant long-term relationship was found between the housing price and the housing supply.
