Summary/Abstract: The confinement of the population has had a very serious social and economic impact, affecting private law relationships. This work aims to respond to the problems that have arisen in the successive tract contracts, specifically in the lease contracts due to the crisis caused by Covid-19. Several rules have been issued to regulate in a special and exceptional way the relationships of the parties to the contract, distinguishing between housing leases and leases for use other than housing. It is a matter of determining the consequences of non-compliance due to an unforeseeable and unavoidable event such as the Covid-19 pandemic in relation to the agreed term of duration as well as in the payment of rent, issues that affect the eviction for non-payment and expiration of the term.
